Consider the advantages a HUD home may provide.
Each home has had an appraisal done in the last six months.
Each home has had a home inspection performed.
An extensive Property Conditions Report is viewable online which outlines the condition of the property. The report covers the property’s structure, exterior, roofing, plumbing, electrical, HVAC, interior, and appliances
The report lists repair items (if any) to make the property eligible for a FHA loan.
Once you have searched and found a home that interests you, click on the Addendums tab and look at the PCR (Property Condition Report).
Also review the Escrow conditions on the Addendums tab. This is just the minimum repairs that are required for an FHA loan.

Yes, some homes are going to need work. Some are practically move in ready. The condition of the home will determine the type of loan required or if it is a cash only sale.

To purchase a HUD-owned home you must bid upon it. I am registered as a HUD agent and can explain the process in detail. HUD does not use the standard GAR form but has it's own set of contracts and companies that manage the bids for HUD.
